Does your building qualify?

Efficiency Maine covers 50% of attic and basement insulation in buildings with three or more units, up to $10,000. Condos, mixed-use buildings, new construction, and major renovations don’t qualify. Tell us about yours and we’ll let you know.

What does multifamily weatherization involve?

Most owners reach out because a tenant mentioned a cold bedroom, or because the heating bill keeps climbing. In older triplexes and fourplexes, thin attic insulation and air leaks are almost always part of the story. Here’s what we install and what Efficiency Maine’s program covers.

Attic insulation

Attics are where most small apartment buildings lose the most heat. We air seal the attic floor first, then blow in dense cellulose. Efficiency Maine’s multifamily program calls for at least R49 in an open attic, and batt insulation doesn’t qualify.

Air sealing

Insulation slows heat transfer. Air sealing stops air movement. In a multifamily building, it also cuts down on air moving between apartments. The program requires air sealing, and the cost counts toward your project total.

Basement and rim joist insulation

Cold basements make for cold first-floor apartments. We air seal the basement ceiling and rim joist, then insulate either the ceiling or the foundation walls. The program covers one approach, not both, so we help you pick the one that fits your building.

Spray foam insulation

Spray foam is a targeted material. It works well at rim joists and foundation walls, where you need air sealing and insulation in one step. The program sets minimum thicknesses for foam, and closed-cell works in every area, with code-approved fire protection where required. We use it where it makes sense and tell you when it doesn’t.

Blower door testing

A blower door test shows how leaky a building really is. We use it to find the biggest leaks before the work starts, and to confirm the improvement afterward.

Common questions about multifamily weatherization in Maine

The building needs three or more units. A unit is a living area with a bedroom, bathroom, kitchen, and living room. Condos, mixed-use buildings, new construction, and major renovations don’t qualify. If you own a two-unit building, the residential rebates may apply instead. Send us a message and we’ll tell you which program fits.

Attic insulation, basement or crawlspace insulation, and the air sealing that goes with them. Efficiency Maine requires air sealing before or as part of the insulation work, and the cost counts toward your project total.

Efficiency Maine requires multifamily weatherization projects to be installed by a Qualified Partner. Tell us about your building and we’ll walk you through exactly what the program needs.

Dense-pack insulation, spray foam, and open attics insulated to at least R49 qualify. Foam has minimum thicknesses: 5 inches of closed-cell in attics and 2 inches in basements, and rigid foam works on foundation walls. Batt insulation doesn’t qualify. In attics, exhaust fans must be ducted outside.

Efficiency Maine’s multifamily incentive covers 50% of eligible project cost, up to $10,000: $5,000 for the attic and $5,000 for the basement. Air sealing is included in the project cost. See Efficiency Maine’s incentives page for the current amounts, and we’ll go over how it applies to your building during the consultation.

Costs depend on the size of the building, which areas you’re insulating, and the materials that make sense. We cover pricing directly during the consultation, so you have clear numbers before you decide anything, and we show you where the Efficiency Maine incentive fits.

Yes. We work with owners of small apartment buildings, including triplexes and fourplexes, across Southern and Coastal Maine from our Portland and Rockland offices. Call 207-594-2244 or send a message to confirm your area.

Blown-in insulation, typically cellulose, is loose material installed under pressure to fill cavities. It’s the right choice for most attic floors and wall cavities in older homes. Spray foam is a two-part liquid that expands and hardens on contact, air sealing and insulating simultaneously. It costs more and is the right call in specific applications: rim joists, foundation walls, and areas where air sealing is the primary need. Most whole-home projects use both.
